In a developed, education-intensive and yet ageing society, the demands on public facilities are increasing. This is where the ERSTE RESPONSIBLE IMMOBILIENFONDS comes in. It contributes to the flow of capital into real estate which overcomes Austria´s social and evironmental challenges. 

The strategy of the fund is focused on the sustainability criteria of ERSTE Immobilien KAG. It therefore invests both in fully built and rented properties as well as in projects in Austria.It is suitable for the investment of trust money.

You can participate with a low capital investment - with no detour via the stock exchange. In contrast to real estate shares, the price of a real estate fund is not set at the stock exchange, but reflects the value of the acquired properites. 

The fund is an open-ended real estate public fund in accordance with the 2003 Real Estate Investment Funding Act and the Alternative Investment Runds Manager Act (AIFMG). 


Shares in ERSTE RESPONSIBLE IMMOBILIENFONDS can only be purchased as part of a
previously specified volume of capital (tranche). The tranche is already sold out. For this reason, no new share certificates are being issued at this time. Exceptions are already existing s Fonds Plans. Share certificates can still be returned at the daily calculated value without restrictions. There is no exact date for the issue of further share certificates or information about the volume of the next tranche at this time. Details about the tranche model can be found on the web site under “Tranche” or at your Erste Bank or Sparkasse branch.


  • Investment in tangible assets (land).
  • Performance regardless of stock exchange developments.
  • The fund is a solid addition to existing portfolios and provides an opportunity for long-term asset building.
  • Until 31.12.2018 no " foreign capital gains tax" for investors with limited tax liability, from 01.01.2019 the fund is subject to the "foreign capital gains tax".
  • Suitable for regular investments with small amounts of money with the s Fonds Plan.
  • Suitable as security coverage for Austrian pension reserves (102.00 euros per share).
  • Investments in accordance with the SME Promotion Act.

Risks to consider:

  • Real estate values may fall and have a negative effect on fund performance.
  • Tenants may vacate, and properties or parts of properties may stay empty. 
  • This development can result in lower income as well as the suspension of payouts.
  • Investing in real estatefunds may also result in a capital loss.
  • The issue and redemption of shares may be suspended in exceptional circumstances.
  • The recommended holding period is at least 3 years. 
  • Investing in real estate or real estate funds should be seen as a long-term investment.
