ERSTE IMMOBILIENFONDS - Investing in tranches

For the new ERSTE IMMOBILIENFONDS only properties that meet environmental, social and economic criteria are purchased. The search for suitable properties takes time. For this reason, fund units are only issued in stages - in so-called tranches. 

Currently the fund is sold in full

Investors can subscribe to fund units until the predefined tranche of a certain volume has been sold in full. In order to meet the redemption requirements of investors, the real estate fund holds cash in the amount of at least 10% of the fund volume in accordance with the Real Estate Investment Funds Act.

Fund units can be redeemed as necessary.

New tranches are issued as soon as new properties are purchased. There is no exact date for the issue of further share certificates or information about the volume of the next tranche at this time.

Risks to be aware of: 

  • Real estate values may fall and have a negative effect on fund performance.
  • Tenants may vacate, and properties or parts of properties may stay empty. 
  • This development can result in lower income as well as the suspension of payouts.
  • Investing in real estate funds may also result in a capital loss.
  • The issue and redemption of shares may be suspended in exceptional circumstances.
  • The recommended holding period is at least 3 years. 
  • Investing in real estate or real estate funds should be seen as a long-term investment.
